Every serious Miami condo search eventually arrives at South Beach, and most arrive with the wrong mental map. The postcard — Ocean Drive neon, Art Deco facades — is real but describes almost none of the residential market. Ocean side: South of Fifth and the Collins flagships
Below Fifth Street, the island narrows to a point wrapped by South Pointe Park, and the towers there form Miami Beach's blue-chip register. Continuum South and its North Tower command a private twelve-acre oceanfront campus; Apogee keeps just 67 residences and rarely lets one go; One Ocean, Ocean House and 321 Ocean supply the boutique row along the park. A step behind them, Murano at Portofino, Murano Grande, Portofino Tower and the Yacht Club at Portofino offer the same zip-code prestige at friendlier numbers. North along Collins, the hotel flagships take over — the Setai, W South Beach, 1 Hotel & Homes, Roney Palace — with il Villagio holding the Ocean Drive front row.
Bay side: the sunset corridor
West Avenue is where the neighborhood's value lives. The Mirador towers, Flamingo, Waverly, Bentley Bay and the Mondrian line the seawall facing the skyline, and Jean Nouvel's Monad Terrace proved in 2021 what the corridor could command when design leads. The city's resilience program rebuilt this street — raised roads, pumps, new drainage — and Five Park now marks the gateway at Fifth Street.
