Every skyline city has one address that solves the density problem, and Miami's is Brickell Key. The island sits in Biscayne Bay a few hundred yards off the Brickell shoreline — forty-four acres, one bridge, eleven condo towers and water in every direction — close enough that the office district is a short walk, separate enough that none of its noise follows you home. Because Swire Properties planned the entire island from a single master plan beginning in 1979, it has a coherence Miami neighborhoods almost never achieve: towers spaced for views, parks at the corners, a school, the Mandarin Oriental's grounds, and an unbroken waterfront promenade ringing the whole perimeter.

A walk around the island

The baywalk doubles as a tour of the market. Come over the bridge and the first addresses are the originals — Brickell Key One (1982) and St. Louis (1984) — still the island's entry tier, with renovated units over the water starting in the $400Ks. Continue clockwise along the southern and eastern edges and you reach the Swire generation of the 1990s: One, Two and Three Tequesta Point facing open bay toward Key Biscayne, with Isola and Courvoisier Courts filling the middle of the island — the six-figure heart of the market, roughly $600K to $1.5M for most lines.
