Why Williams Island Works

Most condo amenities are architecture; Williams Island's are an institution. The 84-acre island in Aventura's Intracoastal was conceived in the 1980s around a single organizing idea — that every owner on the island would belong to one private club — and four decades later that structure is still what separates it from every tower across the water. The Island Club's spa complex, its sixteen-court tennis campus with a resident pro staff, its pools, dining rooms and shuttle exist because membership is mandatory and universal, so the facilities are funded and staffed at full strength every month of the year. One guarded bridge controls entry; inside, the island runs as a small, complete resort town.

The real estate rings the shoreline in a legible sequence. The numbered towers — 1000, 2000, 2600, the Residence du Cap, 2800, 3000, 4000 and 7000 — rose through the 1980s and 90s with the era's generous room counts and terraces. The 2000s added the island's contemporary pair, Bellini and Bella Mare, and Mediterranean Village supplies the only villa living inside the gate. The marina lines the seawall with dockage for residents, a ten-minute run from Haulover Inlet by water. And just outside the original gate, Privé at Island Estates extends the enclave onto its own island — a separate 2018 condominium with its own security and amenities that now sets the neighborhood's price ceiling.

The buyer's decision here is refreshingly narrow. Because the club, the gate and the grounds are identical for everyone, towers compete only on vintage, view line and renovation level — which is why the spread between a classic-tower residence and a comparable line at Bella Mare is the island's central value question, and why well-renovated units in the numbered towers have quietly been its best trade. Costs are the other honest conversation: association dues plus mandatory club membership put the all-in above an ordinary Aventura tower, and the island's answer is that a comparable club lifestyle on the oceanfront — in Sunny Isles Beach or Bal Harbour — costs multiples more. Leasing runs on annual terms with club access transferable to tenants, which keeps the rental market real without ever making the island feel transient.
