Watch for a community application fee, sometimes a tenant amenity or gate-access charge, and occasionally a refundable common-area deposit — all set by the association rather than the landlord. None is large on its own, but together they matter at signing, and we lay out the complete move-in cost before you apply.

You need two yeses: the owner's and the association's. Community rules can restrict breed, weight and how many animals a household keeps, and those rules bind tenants no matter what the landlord privately allows. Tell us about the dog up front and we will search only the communities where the answer is already yes.

Plan on roughly two weeks from application to keys for a straightforward annual lease — application, deposits, approvals. Buildings governed by a condo association add a board approval on their own calendar, and some boards move slowly.
