Watch for a community application fee, sometimes a tenant amenity or gate-access charge, and occasionally a refundable common-area deposit — all set by the association rather than the landlord. None is large on its own, but together they matter at signing, and we lay out the complete move-in cost before you apply.

You need two yeses: the owner's and the association's. Community rules can restrict breed, weight and how many animals a household keeps, and those rules bind tenants no matter what the landlord privately allows. Plan on roughly two weeks from application to keys for a straightforward annual lease — application, deposits, approvals. Buildings governed by a condo association add a board approval on their own calendar, and some boards move slowly.
